Arbour Lake West features fresh new homes in established area

While living in a highly established end of the city has obvious perks, it is rare for these sorts of neighbourhoods to offer the elevated comforts and design of a new home.

Typically, house hunters eyeing mature areas must turn to the resale market or, in some cases, infills.

Award-winning developer Hopewell Residential opened a different door with Arbour Lake West, which launched in 2019.

“Arbour Lake West offers a unique opportunity to build a brand new home in an established community,” said Marvin Coronia, Hopewell’s marketing manager, of the only lake-access community in the city’s northwest quadrant.

Hopewell is also the developer behind the lake community of Mahogany in southeast Calgary.

“Building in an established community means you don’t have to wait for future amenities — shopping, dining, parks and local schools are all within minutes of Arbour Lake West,” he added.

This master-planned 17-hectare (42-acre) community completes the established greater Arbour Lake neighbourhood, which took root in 1992.

Coronia calls it “luxury within reach,” noting its “unique blend of urban amenities and peaceful outdoor gathering places, Arbour Lake West offers everything you need right at your doorstep.”

For shopping, he singled out an extensive collection of stores and restaurants at Crowfoot Crossing, which boasts a movie theatre.

Safeway, Sobeys and Co-op grocery stores are all less than 10 minutes from the community, and Costco is six minutes away. For recreation, WinSport is about a 15-minute drive from the community and a day of hiking or cross-country skiing at Kananaskis is less than an hour away.

Those with employment in or near the city’s core will value Arbour Lake West’s 15-minute distance from downtown Calgary. It is also 11 minutes to Foot Medical Centre.

Moreover, families will appreciation the area’s assortment of schools. There are four ranging from K to Grade 12, according to Hopewell, including: St. Ambrose School (K-Grade 9), through the Calgary Catholic School Division, and Citadel Park Elementary School (K-Grade 4), Arbour Lake Junior High School (grades 5-9) and Robert Thirsk High School (grades 10 to 12), through the Calgary Board of Education.

Beyond that, Coronia highlights quick access to the University of Calgary, Southern Alberta Institute of Technology or Alberta University of the Arts. They can be reached by CTrain or main roadways in approximately 20 minutes or less.

The community is expected to see an estimated 138 single-family, front-garage homes at build out. Construction started in late 2020.

From a single-family home perspective, Arbour Lake West is approximately 75 per cent developed.

Hopewell and Trico Homes offer front-drive single-family homes in the community, from the mid-$700,000s and high $700,000s, respectively, including the lot and GST.

The Luna is a front-drive model by Hopewell demonstrated as a show home at 210 Arbour Lake View. It has four bedrooms and measures 2,140 square feet.

The community’s streetscape stands out with architectural elevations include, Prairie, Craftsman, Arts and Crafts, and Modern Country.

“This is the final phase and the last opportunity to build in the established lake access community of Arbour Lake West,” said Coronia. “Limited opportunities remain to build front garage homes with a legal suite plus side entry options.”

Families will be drawn to the opportunities this community presents for enjoying the outdoors, including a new playground and several walking paths throughout that link to the greater Arbour Lake community.

Hopewell is also preserving a sustainable 0.46-hectare (1.15-acre) wetland in the northwest corner of the development, said Coronia, adding “it can be enjoyed by the residents of Arbour Lake via its public park and pathway that will be built adjacent to the wetland preserve.”
